Giant Office/Warehouse In The Works In Jeffersontown

A Louisville real estate company has another major project in the works.

Dixie Real Properties LLC, a company led by Robert Rounsavall III, has proposed the construction of a 214,250-square-foot office and warehouse facility in the Jeffersontown area, according to a development plan application filed with Louisville Metro Government.

The bulk of the one-story building will be set aside for warehouse use, but 20,000 square feet is designated as office space in the development plan. The plan also calls for up to 248 spaces.

The project is proposed on a 16.5-acre site, a little more than 12 acres of which is in Jeffersontown.

The primary address for the project is 2621 Technology Drive — a 9-acre parcel already owned by Dixie Real Properties. The company intends to consolidate that property with four other parcels it owns at 2520, 2540, 2600 and 2608 Blankenbaker Road to create the larger 16.5-acre site for the facility, according to a letter of explanation filed with the city.

The development plan shows Dixie Real Properties is working with Louisville-based Land Design & Development Inc. on the design aspects of the project.

I contacted Dixie Real Properties for more information on the project. Rounsavall was unavailable for comment, and officials there forwarded all questions about the project to Powell Spears, an agent and broker with Louisville-based commercial real estate brokerage firm Harry K. Moore Co. Harry K. Moore Co. is the leasing agent for Dixie Real Properties.

Spears told me Thursday afternoon that the project is a speculative warehouse that will take advantage of the hot industrial market and the lack of large bulk distribution warehouses in the East End. No tenant has been signed, and Spears said the building will be designed as flexible space that could accommodate different types of users. It will be large enough that it could attract a tier 1 supplier for Ford Motor Co. (NYSE:F), he said.

There is no set start date for construction to begin, and a general contractor has not been chosen. Spears also did not have anticipated costs for the project, but he said it will take seven to eight months to construct once work begins.

According to the Dixie Real Properties website, the comapny has more than 1.6 million square feet of commercial real estate property in Louisville, including the 279,000-square-foot Dixie Park Watterson Warehouse Center off Poplar Level Road, the 280,000-square-foot Dixie Park Blankenbaker Commerce Centre on Technology Drive in Jeffersontown and the nearly 1 million-square-foot Dixie Industry and Commerce Park south of the Louisville International Airport near Outer Loop.
